The budget is a scenario, not a local quote
The base allowance is entered by you and scaled for living area. Home age and crawl or basement access add illustrative complexity allowances. The displayed range surrounds that assumption; it is not a measured statewide price distribution. Inspectors can price travel, multiple buildings and unusual systems differently. Ask for an itemized written quote and the scope of the inspection.
Add-ons are separate decisions
Radon tests, wood-destroying-organism reports, sewer scopes, septic evaluations, well-water testing and pool inspections may require additional equipment or specialists. The tool adds illustrative allowances when selected. EPA recommends addressing radon testing in a home purchase; other tests depend on the property and local requirements. Mold investigation is appropriate to a specific concern rather than an automatic test for every house.
Inspection is different from appraisal
An inspection evaluates condition and visible systems within its scope. An appraisal estimates value for the relevant assignment. Neither automatically includes every specialist test. Review access limitations and the inspector’s agreement. A low allowance should not be interpreted as a reason to omit a safety or condition investigation your property needs.
Discuss the high-risk systems
An older sewer line, private well, septic system, crawl space or swimming pool can create substantial costs outside the general inspection fee. Confirm licenses or certifications required locally and ask how reports will support your contractual inspection deadline. The budget helps prepare that conversation; it does not diagnose a defect or recommend a specific provider.
