Which daily rate should you use?
Start with the lease’s proration clause. Actual-day proration divides monthly rent by the number of calendar days in the affected month. The annual method divides twelve months of rent by 365. The banker’s method treats every month as thirty days. These conventions produce different bills even with the same rent and move date. This tool shows all three, so you can see the difference before agreeing on an amount.
Move-in and move-out dates are inclusive
A move-in date counts through the last day of that month, including the move-in day. A move-out date counts from the first day through the move-out day. Do not use the moving truck date when the lease assigns possession differently. For a stay crossing month boundaries, calculate the first and last partial months separately and add the full months between them. A leap-year February is handled automatically.
Free weeks and net effective rent
Concessions reduce the total rent payable over a lease; they do not automatically change each monthly invoice. The free-week calculation values a week at seven days of annual daily rent, then spreads the credit over the selected lease length. A lease advertising a whole free calendar month may value that credit differently. Keep the gross contractual rent, concession value and net effective rent separate when budgeting your move.
Before sharing the amount
Confirm utilities, parking and deposit payments separately. A lease may prorate these charges differently from base rent. Save or copy the result with the chosen method and date visible. The calculation is arithmetic rather than a determination of what your lease legally requires. Local ordinances and the written agreement can control when rent starts, when possession ends and how a partial month is billed.
