Deposit limits are separate from refunds
A state may limit how much a landlord can collect and impose different rules for returning it. The cap result uses the monthly rent, age and exception choices entered. The refund starts with the actual deposit held, adds the interest scenario and subtracts documented lawful deductions. Ordinary wear and tear is not an allowable damage claim. An excessive original deposit does not become lawful because the refund arithmetic works.
Interest is not one national rate
Connecticut publishes an annual rate. Maryland uses the larger of its statutory floor and the applicable Treasury yield, subject to minimum holding periods and complete months. New Jersey generally follows the required account earnings. Massachusetts and Minnesota use different rules. A single entered rate is a one-period estimate. For deposits spanning multiple annual rates, divide the holding period into dated rate segments and reconcile to the account records.
Return deadlines can have conditions
California’s ordinary accounting deadline is twenty-one days. Florida distinguishes a no-claim return from a notice of intent to make a claim. Connecticut’s rule also depends on receipt of the tenant’s forwarding address. The calendar date shown assumes the triggering event entered is the correct one. It does not establish valid delivery, settle a dispute or replace the required itemized statement.
What to keep with your calculation
Keep the lease, original receipt, move-in condition record, photographs, invoices and forwarding-address notice. Note any interest already paid annually so it is not counted twice in the final refund. Local ordinances, small-landlord exemptions and subsidized housing programs can change the statewide defaults. A named attorney or property manager has not reviewed these estimates; use the primary-law links to confirm applicability.
