Every subtraction has a purpose
The detailed net sheet starts with sale price and subtracts debt payoff, negotiated commissions, transfer tax allocation, owner-policy quote, escrow or attorney fees, property-tax proration, concessions, repairs and a tax reserve. It separates selling expenses from debt payoff so the transaction cost total remains interpretable. The default numbers are a worked example, not a quote from a settlement company.
State tax is only part of closing
The selected state schedule covers modeled deed-transfer charges for an ordinary taxable sale. Counties and cities can impose additional taxes, and recording a mortgage can involve separate costs. The local-rate field is for charges not already included. Exemptions, entity transfers and unusual property classifications need a specific closing review. A title-company net sheet should replace this planning estimate before signing.
Proration follows the contract
The property-tax line uses annual tax times the entered seller liability days divided by 365. It does not determine whether your jurisdiction collects in advance or arrears, or whether the parties use a 360-day convention. A tax reserve is a planning allowance after closing and may not be collected by escrow. Avoid counting an already-paid tax installment again.
Proceeds do not establish gain
The tax basis, depreciation and home-sale exclusion determine gain; the mortgage balance does not.
